Your Dream can now be made into reality today, purchase a property in Spain but you do not want to end up as one of the unfortunates who do not own their property once they have purchased.  Remember cheap is sometimes only cheap because of position and build quality and possibly has been built without planning permission.

When you are starting to look, go to an agent that has been in business for many years and has testimonials from satisfied clients, has an office preferably in the country of purchase and in the UK.  Also they are qualified and belong to a recognized Trade Organization such as NAEA – NFOPP – National Association of Estate Agents, based in Warwick, they vet their members and require them to have Professional Indemnity Insurance and also keep them up to date with ever changing regulations.

After the last few years with EU indecision, the market is similar to the UK with some prices showing signs of increasing.  We have properties from approximately 55.000 to over 1million Euros plus taxes, view our website and read the ‘Buyers Guide’ giving all relevant details of terminology used in purchasing in Spain.  We have New Build Apartments in Seafront areas starting at 125.000 Euros for a two bedroom apartment, larger apartments are also available.  Resale properties are considered to be good value but remember they very often come furnished and decorated to the previous owner’s taste so you may have to decorate and buy new furnishings.

When purchasing a property make sure the agent understands what type of property you require, ie. Apartment, Town-House (sometimes known as a Duplex), Semi Detached or Detached Villa and whether the property is for Residential or Holiday use.  If residential does it need to be close to a School, Shops, Bars, Restaurants and another factor is does it need to be near the sea.

Most people do their homework on purchasing before visiting which greatly helps the agent.  Do not be tempted with the offer of cheap inspection visits as they sometimes come with conditions that if you do not purchase you are asked to pay for meals, hotels and flights etc.

When you decide to make an Inspection visit we give clients time to look around and take them to view on a one to one basis without any pressure.

If you need a Mortgage to help with your purchase the Banks in Spain are keen for business and offer some good rates of repayment, we have contacts that are able to quote.

Some agents offer prices inclusive of rental income and these can be an amount added to the price and drip fed back, so be aware of this practice and check on local papers to see what rents are being offered in the area you wish to purchase.

Make the most of the market at the moment and make a reasonable offer for the intending property, ask your agent to advise you on what suitable offer would be accepted,  remember he probably has already put offers forward and had them turned down so is in a very good position for this advice.
